Important Message Regarding Online/Correspondence Qualifying Education (QE) or Sales Apprentice Education (SAE) Courses

At 12:01am on September 1, 2017, all 30-hour Correspondence QE/SAE courses will be automatically updated to adhere to the new TREC Mandated course changes. Any course that you have not completed will be automatically transferred to the new version at 12:01am on 9/1/2017 and your previous progress will be lost. If you do not anticipate being able to complete a course prior to September 1st, we recommend waiting until after the change to start the course.

Per TREC rules, a 30-hour Qualifying Education or Salesperson Apprenticeship Education (SAE) course exam should not be accessed until the required amount of TREC course hours have been spent in the course. A TREC day is considered 12-hours, therefore a 30-hour course exam should not be accessed until 2.5 days after you have registered for any 30-hour course. If you have registered for multiple 30-hour courses, each subsequent exam should be 2.5 days after you finished the previous exam. Please see chart below for required exam dates:

The Income Approach is one of the most widely used approaches to determine value for residential, multi-family residential, commercial, industrial and other properties. Due to its widespread use, complete understandings of its procedures are requirements for every appraiser. The Income Approach is relevant for appraisal assignments in which the subject property is leased, or could reasonably be leased, producing an income stream for the owner. Properly performed, it can provide a firm foundation for an opinion of value. The purpose of this course is to show you the procedures and analysis involved in performing the Income Approach in an appraisal assignment. Specifically, this course will provide a complete review of the Income Approach, first defining the concept and key terms and then detailing the exact procedures involved. Collecting and analyzing income and expenses data will be discussed in detail. Through a variety of examples and case studies, you will be able to apply your knowledge of the Income Approach.
